Before purchasing your property we can give you feedback surrounding what you typically can and cannot do on the site, including your opportunities and constraints within your Local Council or with the NSW State Government Complying Development Codes. We are able to visit the site with you and assess the site or you can come to our office and discuss your personal needs and budget.

The design stage is when we get to know you, your existing home and your site to produce a home which meets your needs and fits into its context.
At the beginning of the design stage we organise a full survey of the site and carry out a comprehensive measure up of the existing house. This is then modeled into our 3 dimensional computer drafting program. We assess your site for compliance through your local council or through Complying Development under the NSW Housing Code.
We understand that the cost of building is very high. Throughout the design stage we continually check the cost of works, and towards the end of the design stage we organise a detailed costing by a Quantity Surveyor or Builder; ensuring the design is within your budget.
From the very first stages of design we take into account the buildability of the project to limit surprises during construction.
When you are happy with the design and the budget the team at Contemporary Architecture will start preparing the documents for the planning application submission. We are experienced in Local Council Applications as well as applications through Certifiers for a Complying Development Certificate under the NSW Housing Code. We will coordinate consultants and help you through this process.
The Construction Documentation stage is about adding another layer of detail to the design while allowing a fixed price tender from builders. The team at Contemporary Architecture works with you and specialised consultants to ensure the project's buildability. At the completion of this stage we will have together created a full package of drawings and a detailed written specification which is then issued as a tender package to a selection of builders.
At Contemporary Architecture we provide full assistance in ensuring we find a builder which suits you best. Typically, we run a competitive tender with multiple builders. After accessing the prices we discuss the tender submissions with you to ensure you have an informed decision on which builder is right for your project.
At Contemporary Architecture our goal is to always create a quality outcome. For the majority of our projects we are fully involved in the construction stage. We regularly visit the site, answer questions from the builder and the sub-consultants and keep a watchful eye on your project.
